Architecture of restraint
in service of paradise

Inspired by the mid-century Hawaiian Modernism of Vladimir Ossipoff, Hapuna Modern House was designed with a single purpose: to get the house out of the way. Where other luxury estates heap on heavy woods and granite, this residence strips back to clean planes of light and shadow — so the sweeping Pacific panorama, the volcanic landscape, and the trade winds become the experience.

3,540 sq.ft. of interior dissolves through Fleetwood glass doors into 2,200 sq.ft. of covered lanai, the 72-foot infinity pool, and 3,000 sq.ft. of lush tropical garden. North to Maui, south to Kona, west to the horizon — the views never end.

"The owners of this property have done everything right with their home. The home is appointed with every item one could need or hope to have. Don't let the pics fool you — in person it is even better! The view is unmatched; the home is decorated with the most pleasing colors and furniture. They have ruined the thought of staying at any other property. We hope to come back to HaMoHo again, and again."

"This is simply the most well appointed home we have ever rented (of 20 rentals). Not only everything you need, but things you did not know you needed — all organized and labeled. My personal favorite features were the enormous pool and the high end bedrooms, all equally appointed so no complaints on who got the 'best' room."

"We had an absolutely wonderful time at the Hapuna Modern House! From the moment we arrived, everything was perfect — spotless, beautifully decorated, well appointed, and very comfortable. "Obviously, the jaw-dropping views and absolutely epic pool are the first things anyone will mention about the Hapuna Modern House. Every night is a picture perfect sunset, whether from the patio, living room, bedrooms, or my choice — soaking in the infinity pool. It just never gets old. The beds were hotel-level comfort. Sleekly designed en suite bathrooms in every bedroom. The sheer depth of this cooking arsenal is mind blowing. I've visited my share of luxury resorts around the world and the Hapuna Modern House experience sits high atop the list. It was a blast of Aloha."

"We have visited the Big Island numerous times and this was my most memorable trip! Staying at Hapuna Modern House (HaMoHo) — the first time we experienced renting a place with 5 master bedrooms, all with ocean views and en suites! The home has everything you need for a vacation or extended remote working trip. The views and amenities are unparalleled — the property is on the highest point within its location. We usually never stay at the same place twice but this place ticks all the boxes."

"We could not have asked for a more luxurious, comfortable and private house. The house is tucked away on a hill on the Mauna Kea bluffs, giving it the most breathtaking view of the ocean and total privacy. The infinity pool is picturesque and larger than expected — perfect for swimming laps and relaxing on floaties. The BBQ, outdoor dining table, and ample seating made celebrating with family a true delight. King beds were so comfortable, bathrooms extremely modern with incredible showers. Access to the Mauna Kea and Westin Hapuna resorts — pristine white sand beaches, comfortable chairs, towel services, stand-up paddle boards, and two adorable sea turtles visited us! We would definitely recommend the Hapuna Modern House."

"The house was exactly as pictured. With five bedrooms it was the perfect setup for our multigenerational family. All rooms have sliding doors that open to the pool area. The views from the pool are spectacular — the photos don't lie. We're already looking at booking a week here next year. If we could stay forever I would."

"Look, my family and I have stayed in really nice rentals over the years and every single member of our group said the same thing — this was the best rental we have ever had the privilege of staying in. There aren't pictures or words that do it justice. You have to stay in it to see. As picture perfect as it is in the listing, it's better in person. Thank you to the homeowners for creating such an incredible place to vacation. We will most certainly be back!"

"What an absolute treasure the Hapuna Modern House is. Our extended family had a phenomenal time at HaMoHo — perfect for 10 of us ranging from age 8 to 78. The house was perfectly designed to provide enough privacy while allowing all of us to gather around the amazing pool and hot tub to enjoy the sunrises and sunsets together."

"The first thing you notice is the view — the ocean fills the horizon. Palm trees and the rugged coast complement the beautiful blue. There is a telescope on site — we spotted a dolphin right from the pool deck! Outside the front door is a patch of paradise. This is a great spot for morning yoga in the sun or an afternoon read in the shade. The owners have literally thought of everything. I stayed in the Fleur room — the soft and warm pink accents put a smile on my face, every day. Falling asleep every night to the trade winds rustling the palms, right outside my personal lanai."

"This house was incredible! The view is even better than the pictures and that's saying a lot! The concierge gave us phenomenal referrals for a private chef, musician, hula lessons and excursions. The layout was perfect for letting kids swim while adults hung out on the patio — they averaged about 7 hours of swimming a day! Can't thank the homeowners enough for all the details and cleanliness."

Booking
Neither pets nor smoking are permitted anywhere on the property, including the grounds and lanai. This is a firm house rule.
The House
Up to 10 guests. The house has five king suites — four within the main residence (Mer, Fleur, Lave, and Vert) plus the detached Soleil Ohana suite, each with a private ensuite bathroom.
The House
Yes. The home has central air conditioning divided into four independent zones — the South Wing (Spa, Mer, Fleur), the Great Room, the North Wing (Lave, Vert), and the Soleil Ohana. Each room can be set to its own temperature via individual sub-panels. Note that the AC for a zone automatically shuts off if any exterior door or window in that zone is left open. The trade winds and ceiling fans make it comfortable year-round without AC.
The House
The roof has 130 solar panels that power the home during the day. Electricity is expensive on the Big Island as it is generated by fossil fuels shipped to the island. Guests are asked to run energy-intensive appliances like the dishwasher and laundry during daylight hours and to conserve power in the evenings.
The House
The solar-heated pool is set to 86°F — cooler and refreshing in the mornings, warmer and perfect for sunset cocktail hour in the evenings. The hot tub is gas-heated and reaches 100°F in about 20 minutes. Controls are located on the pool deck. Please use only acrylic glasses at the pool.
The House
The garage is stocked with Tommy Bahama beach chairs and umbrellas, boogie boards, snorkel sets, cooler, badminton and volleyball equipment, croquet, cornhole, floaties, water cannons, and sun hats. Color-coordinated beach bags, pareos, and cabana towels are also provided for each suite. Just remember to rinse feet after beach trips before entering the pool.
The House
The house features a whole-home Sonos system. Download the free Sonos app and sign in with your own account to stream music in any room — the Great Room (Ciel), Spa, Pool/BBQ area, and all five bedroom suites. Please sign out of any music or streaming services when you check out.
The House
The property has a two-car garage plus space for up to three additional vehicles in the motorcourt. Street parking on the cul-de-sac is strictly prohibited — this is a resort rule. Security cameras at the driveway and motorcourt entrance cover parking areas only and do not view any private areas of the property.
The House
Quiet hours are observed from 9 pm to 8 am as a resort-wide rule. Please be mindful of outdoor music and activity on the pool deck during these hours.
Resort & Beach
Yes! Full resort access to both the Mauna Kea and Hapuna Resorts is included in the rental fee. Check in at the Mauna Kea Residences Office near the front desk at the Westin Hapuna Resort with ID and a credit card. Access gives you beach chair service, pool and fitness centre privileges, and resort parking at both resorts — treated exactly as a hotel guest.
Resort & Beach
Hapuna Beach is exactly 1 km (about ⅔ of a mile, or a 10 minute walk) away — an easy walk along the Ala Kahakai coastal trail or via the resort road. Mauna Kea Beach is another 1 km further north. Both beaches are public; you don't need resort access to enjoy them.
Resort & Beach
The Mauna Kea Beach Resort hosts a luau every Tuesday and Friday from 5:15 to 7:45 pm. Reservations are recommended and can be made at maunakearesort.com.
Local Area
For a special evening, the owners' top pick is Merriman's in Waimea — locally sourced, consistently excellent. Canoe House at the Auberge, Mauna Lani is a beautiful setting. Closer to home, Hau Tree and Copper Bar at the Mauna Kea Resort are great for a casual lunch or sunset cocktails right on or near the beach. For casual local flavour, Lava Lava Beach Club in Waikoloa and Big Island Brewhaus in Waimea are perennial favourites.
Local Area
Foodland Farms at Mauna Lani (about 15 minutes south) is the closest full grocery store and has excellent poke bowls to go. Costco near the airport is worth a stop when arriving. If you land late, Island Gourmet Market in Waikoloa Resort is open until 10 pm on weekdays and 10:30 pm on weekends, including holidays. For fresh fish and poke, Da Fish Shack in Kawaihae is just a few minutes north of the house.
Local Area
A few owner favourites: the free Mauna Kea Art Tour every Saturday at 10 am (meet in the Mauna Kea lobby — an extraordinary collection curated by Rockefeller), snorkelling at Puako (a 90-minute walk from the house), the Pololu Valley Lookout hike for dramatic coastal views, and the Waimea Saturday Farmer's Market for local produce and artisan finds. For tours and activity reservations, the Kona Concierge service can be arranged through your property manager.
Local Area
The nearest hospital is Queen's North Hawaii Community Hospital in Waimea (65-1125 Mamalahoa Hwy, Tel: 808-885-4444), approximately 20 minutes away. For emergencies, call 9-1-1. For non-emergency property or guest issues, Mauna Kea Residences is available 24/7.

Hapuna Modern House at twilight — pool and estate lit at dusk

A Perfect Week at
Hapuna Modern House

Seven days on the Kohala Coast, done right. From Mauna Kea sunrises to manta ray dinners, sunset cocktails in the infinity pool and hidden waterfall hikes — here is how we would spend a perfect week at HaMoHo.

Day 1 · Arrive & Settle In
Land at Kona, stop at Costco for supplies and Foodland Farms at Mauna Lani for fresh poke bowls on the way up. Pull into the High Bluffs as the afternoon light turns gold. Pour something cold and spend your first evening doing nothing but watching the Pacific change colour from the lanai. Fire up the hot tub after dark. This is what you came for.
Day 2 · Hapuna Beach Morning
Walk down to Hapuna Beach — ten minutes from the front door — before the crowds arrive. It regularly ranks among the finest beaches in the United States, and in the morning light you will understand why. Pack the Tommy Bahama chairs and umbrellas from the garage. Return for lunch at the pool, then an afternoon in the steam room and spa.
Day 3 · Waimea & the Farmer's Market
If it's a Saturday, wake early and drive 25 minutes up to the Waimea Farmer's Markets. The Paniolo Stables market is the one to seek out — local artisans, extraordinary produce, and a genuinely unhurried pace. Lunch at Merriman's (the owners' personal favourite on the island), then dinner back at the house on the BBQ lanai.
Day 4 · Mauna Kea Art Tour & Manta Dinner
Saturday morning, meet the volunteer docent in the Mauna Kea Resort lobby at 10 am for a free tour of the Rockefeller art collection — one of the most remarkable in the Pacific. Relax poolside in the afternoon, then make a reservation at Manta at the Mauna Kea Resort for dinner. The food is rich and the setting is extraordinary; with luck, you will see manta rays gliding below the terrace lights.
Day 5 · Puako Snorkel Walk
Grab the snorkel gear from the garage locker, a picnic, and set off on the 90-minute coastal walk to Puako. The shallow reef snorkelling here — turtles, colourful fish, crystal water — is among the best accessible snorkelling on the island. Keep a respectful distance from the turtles and take your time. Stop at the Hau Tree at Mauna Kea for a beach drink on the way back.
Day 6 · Pololu Valley Hike
Drive 45 minutes north past Hawi, pick up a picnic at the coffeeshop, and hike down into Pololu Valley. The more adventurous can cross the black sand beach and climb the far side of the valley to a bench with what may be the single best picnic view in Hawai'i. Back at the house, celebrate with cocktails at the pool and a sunset you will not soon forget.
Day 7 · A Slow Last Morning
No agenda. Coffee on the lanai, a last swim, perhaps an early morning at Queen's Bath Fish Pond at Mauna Lani for the island's most unusual pedicure — small fish who harmlessly nibble away hiking callouses in an ancient royal freshwater pond. Brunch at the Auberge's HāLani, then onward — already planning the return.
